1225 Ward is the ultimate fusion of 1920s charm and modern upgrades and design, with its crisp white walls, vintage fireplace, hardwood, and Douglas fir floors, and updated minimalist, highly functioning kitchen. The owners worked with their architect to create a modernized open concept space, moving the kitchen from its former front bedroom location to combine it with the living and dining room, which allows natural light to radiate through the main living space. The 3 bedrooms are nicely arranged in the rear wing of the home. The modernist updated bathrooms have designer tiles and Mid-century vibes and finishes. During the owners' 11-year stewardship, the house was gutted and transformed to create a modern flow while keeping its vintage essence. Some of the foundation was replaced, plus a seismic retrofit. The walls were taken to the studs and the house was rebuilt with new wiring and plumbing. The bright 510 ft.2 finished basement with a 7'5" tall ceiling height was a place where Juliette's creative juices could flow while she crafted beautiful ceramic pottery. The front and backyard were thoughtfully landscaped, with a private front patio and backyard with built-in benches, and a play structure. Great storage, WalkScore(r)= 89, BikeScore =90
